BEM Center

The uniqueness of the BEM Center lies in the fact that it transforms the historic Radetzky Barracks into a modern hotel and office building, while preserving its classicist façade. A key objective of the development was to ensure that the character of Bem Square continues to be defined by the original building. For this reason, the façade—of significant importance to the cityscape—was not only retained but also carefully restored.

On the side of the complex facing the park and the Danube, the elegant 127-room Kimpton BEM Budapest Hotel has been established, while to the west, behind the hotel, a modern office building has been constructed. The 17,850 m² of office space and 3,050 m² of retail units create a tenant mix that caters to the needs of the business sector, local residents, and city visitors alike.

A unique 500 m² inner passage not only provides a new pedestrian link between Bem József Street and Fekete Sas Street, but also functions as a new community space, enhancing the quality of urban life.


The BEM Center also stands out in terms of sustainability: the building complex has been awarded the GOLD level certification in the U.S.-based LEED rating system. This prestigious recognition was achieved thanks to several environmentally conscious features, including rainwater harvesting, electric vehicle charging stations, green roofs, a heat pump-based heating and cooling system, and the use of a high proportion of recycled materials.
